Dubai service charges: the number to check before buying an apartment

Learn how to check Dubai service charges and compare the recurring costs behind an apartment purchase.

An apartment can look affordable at the viewing and feel expensive after completion. The difference often sits in the recurring costs. Before comparing asking prices or advertised rental yields, understand what the building costs to own.

Start with the approved building information

Dubai Land Department offers a Service Charge Index for approved charges on jointly owned properties. Its service description directs users to select the project, usage and year. Use the exact building identity rather than a similar marketing name, and keep the year visible when saving the result.

The practical lesson is to separate a documented charge from an estimate in a sales conversation. Ask which period the figure covers and whether the seller’s information corresponds to the same unit and use. An old screenshot cannot settle a current ownership budget.

Turn a rate into a yearly ownership budget

Create a worksheet with the unit details, the documented service charge, insurance or maintenance commitments relevant to your situation, financing costs and an allowance for unexpected repairs. Keep purchase costs separate from recurring costs so the annual picture remains clear.

Two apartments with similar prices can have different operating profiles. A large pool, extensive common areas or complicated building systems may matter to your preferences, but the decision needs the actual documents. Facilities are a benefit only if you value them enough to pay for their upkeep.

Compare rental income after costs

For an investment, an advertised gross yield is only a starting calculation. Build a second scenario after recurring expenses and a third with a period without rental income. Use your own confirmed numbers; do not treat an agent’s illustrative calculation as a forecast.

For a home, replace the yield question with a cash-flow question: can you comfortably carry these costs alongside your mortgage or other commitments? A budget that works only when every assumption is favourable deserves another look.

What to ask before making an offer

Request the supporting service-charge information, recent statements available from the seller and clarification of outstanding amounts and transaction responsibilities. Have the appropriate professionals confirm what needs to be settled and how it is documented.

CyDubai can start the property discussion with a cost checklist alongside the area and layout brief. That makes it easier to compare suitable homes on a consistent basis rather than allowing the headline price to dominate the choice.
